For this project we completely redesigned their space which included gutting the kitchen, dining room and back entry – including the stairwell to basement.

There was a large soffit area hanging between the kitchen and dining room. When we gutted these rooms, we removed this soffit and discovered it was load bearing so we added a steel I-beam header to support the floor and roof structure above it. We also discovered where the old chimney stood behind one of the walls so we exposed it, cleaned it up, and incorporated it into the new design.

We came back with four new Pella wood windows, all new plumbing, electrical, some new HVAC including a range hood that vents to the exterior and heat register in the toe kick of the island to warm the toes, all new drywall, 3/4 hardwood flooring,  custom cabinets and trim, including 8″ tall baseboard to match original stuff from 1920, from Pearl City Wood Products. The custom cabinet package for the kitchen included:

• Cabinets from floor to ceiling with self close soft close hardware
• Large roll out pantry shelves
• Cookie sheet organizer above the double ovens
• Lots of pot and pan storage in the island
• Custom-sized table with butcher block wood top next to island that is moveable
• Custom TV shelf above back entry
• Dog food/water area open cabinet
• Organization center butcher block wood top with pull open door that has a white board on the inside of it

The GE appliance package from Grand Appliance included a dishwasher, cook top, range hood, double ovens, and French door refrigerator. We also added a tile backsplash above the quartz kitchen counter tops and new drywall, trim, closet door, and sheet vinyl in the back entry and stairwell area.

The last part of this was the family room area which is basically an extension of the dining room and around the corner. This area was finished off with new 3/4″ hardwood flooring, new paint, new trim, new electrical, new framed and sheet rocked wall around and above fireplace, custom built in book cases with butcher block wood tops and mantle shelf above fireplace, and a new limestone hearth stone.

So many cool things about this project! The customers knew what they wanted, they shared their Pinterest pics with us, then we bought it to life. Awesome project!
